Decorating Your Home For Halloween

The market this time of year is slow any ways. Why make it even harder to sell your home with an abundant amount of decorations that are more likely to scare off a buyer then attract any. Yes, besides candy, Halloween time is about your decorating being spooky and haunting, but keep in mind, this could also scare away a potential sale. You want to make sure your homes first impression is not of goblins and ghost, or spiders and bats. We all know that first impressions are the key to selling a home. The first impression can make or break the deal. You can get into the fun Halloween season while still trying to sell your home. In order to do so, the following suggestions may help you enjoy these next few holidays without sacrificing the chances of selling your home. To, start- you should be decorating with caution. Remember that curb appeal is important! It is the first part of your home that they see and what could potentially pull the buyer through your door. To start, whether it is a holiday or not, make sure all debris is clear of the walk-way and also keep them lighted. Refrain from taping items to your windows, and spreading spiderwebs around poles and doors. Try to go for a more elegant decorating style. Keep it low key and use Fall like decorations only: Pumpkins, leaves, flowers, etc. Your home is not a crime scene and you do not want to portray it that way when you are trying to sell during Halloween. Lastly, it is important to remember that Halloween does not linger. Once it has passed you should remove your decorations and return the home to normal by picking up trash and and trimming the yard and bushes. If Halloween is your favorite time of year to decorate, just know that once your home is sold you can go back to being spooky all over again in your new home! Enjoy the Halloween season but tone it down while your home is one the market.

In today’s market, your credit score is more important than ever. A difference of just a few points can mean a lower interest rate over the life of a loan – saving you thousands – or the difference between the approval and denial of your loan application.

That is why it is important to do everything you can to boost your credit score in the months leading up to applying for a home loan.

Here are five things you can do to potentially boost your credit score.

Check the Accuracy of Your Credit Reports

By law you are allowed to request one free credit report each year, so go ahead and request your credit report several months before you intend to apply for a loan. According to an eight-year study released by the FTC, 25 percent of consumers identified errors when they reviewed their credit reports. That’s a staggering number when you consider that even a small error can have a significant impact on your credit score.

Fortunately, you are allowed to dispute inaccuracies in your credit report and credit monitoring agencies are required to address any disputes in a timely manner.

So, before doing anything, request your credit report from all three agencies and check that it is accurate.

Reduce Your Credit Card Balance

Lenders typically do not look favorably on large credit card balances. If you use credit cards regularly, reduce your balance to 10 to 30 percent of your limit a few months prior to applying for a loan.

Ask for Late Payment Forgiveness

At one time or another, most of us have been late paying a bill – especially during the recent economic downturn. What most people don’t know is that they can request a “goodwill deletion” from a company and remove the black mark from the credit report entirely. Many companies are willing to do this for their customers if the late payment was a one-time occurrence. It never hurts to ask.

Keep Your Accounts Open

Reducing credit card debt is good; closing credit card accounts is bad. Length of credit history is factored into your overall credit score and can account for as much as 15 percent of the total number. If you close old, established accounts your credit score could suffer even though you have less debt.

Pay All Bills on Time

Recent activity is often more important than what you did several years ago. If you have a few bad spots in your credit history, do your best to pay your bills on time and in full for several months before applying for a loan. This will demonstrate to lenders that you are not a credit risk as well as boosting your credit score a few points.

Repairing damaged credit takes time. It’s not something that can be done in a few weeks. So, get started early – at least three to six months before you plan to buy a home – to give your efforts time to bear fruit. Contact me today for a consultation. 1st Annual Cypress Creek Regatta

Are you and your family prepared to indulge in the most exhilarating event of the year?  If so, you will absolutely not want to miss out on the opportunity to be among the first attendees at the 1st Annual Cypress Creek Regatta happening.  Destined to become an annual tradition, the experience will be one that your family will not soon forget.  Whether you are an avid paddler, or you have never found yourself in a kayak or canoe, the Regatta welcomes individuals of all ages and skill levels to participate.

Ready, Set, Paddle!!  Although the occasion claims to be a race, you can elect to set your goals high to receive an award, or you can merely settle for taking it slow, luxuriating in the panoramic views along the 7.5 mile course.  The event is being held to celebrate the opening of the new Cypress Creek Paddling Trail, which will be recognized with a pre-race ribbon-cutting.  And have no fear if you are not equipped with your own vessel.  Local kayak and canoe outfitters will be delivering rentals to the starting line, and then will pick them up at the finish.  The course will begin at Mercer Arboretum, with the finish line at Jones Park.  It is here that awards will be given out, and a post-party will commence.  Live music will fill the air, courtesy of the internationally-acclaimed band, Avaghys.  And, merchants of all sorts will be on-site, including a variety of food and drink vendors.

This weekend do not forego the chance to navigate Texas’ newest paddling trail at the 1st Annual Cypress Creek Regatta event.  Fun for the whole family, you can’t beat a day on the water and remarkable sights and sounds of nature at beautiful Cypress Creek!

Preparing for a Home Inspection

Part of the normal process of selling a home is the home inspection. It is an opportunity for the buyer to verify that everything as it seems with the home and there will be no unwelcome surprises.

For good reason, a home inspection is the source of some anxiety for many sellers. What if they find something wrong? What if the buyers back out?

Some anxiety is completely normal. After all, no matter how well you know your house, there’s always the chance that there could be a hidden flaw or something you have overlooked over the years.

There’s always the possibility of a surprise, but there are steps you can take to make the home inspector’s job easier and that can encourage the home inspector to be a bit more generous in his assessment of your home.

Declutter Your Home

Inspectors don’t like to move or climb over things. Make sure that your attic, garage and basement are easy to access. In addition, clean out under the sinks so that the inspector can easily inspect the pipes. Make your home flashlight easy.

Gather Any Necessary Paperwork

Home inspectors are less likely to examine your home with a fine-toothed comb if you can prove that regular maintenance has been performed. Gather all documents related to the maintenance of your home and place them in a binder. Leave this binder out on the table for the home inspector.

Unlock All Doors and Gates

The last you think you want a home inspector to think is that you have something to hide. Make sure that you unlock all doors and gates – including those to out buildings such as sheds and pool houses.

Clean Your Home

A dirty home does not mean that there are structural problems, but a clean home implies that the owner takes pride in ownership and performs regular maintenance on the home. So, give your home a once over before the home inspector is scheduled to arrive.

Go Out to Lunch

Home inspectors prefer to be alone while they are doing their jobs. Don’t hover. Go out to lunch for a few hours and allow the inspector to work unsupervised.

Remember, home inspectors are like anyone else; they have a job to do. Don’t make it any harder than it has to be. Make their job easy and quick, and they are that much more likely to give you a favorable report. Contact me today for a consultation. Big Texas Train Show

There are no exceptions when it comes to the mantra, “everything is bigger in Texas”, even when it comes to the train shows that roll through town.  This weekend the George R. Brown Convention Center is honored to be the venue for the Big Texas Train Show event.  The happening guarantees to provide two BIG days of entertainment for train enthusiasts of all ages.

Walking into The Big Texas Train Show event will be comparable to stepping into a genuine, train lover’s paradise.  Featuring over 100,000 square feet of model trains, exhibits, displays, vendors, and more, the spectacle will simply take your breath away. Every kind of train from tiny Z-scale, to the monstrous Garden-size trains will be riding the rails, courtesy of local model railroad clubs and organizations. Railroad Museum and club representatives will be present, providing exhibits to educate your family to the rich heritage that lies behind the railway system.  Displays will be scattered about the Convention Center, offering your family a unique educational experience, following the railroad from its inception to present day.  Vendors will also be on-site, selling model trains, train sets, toy trains, books, collectibles, and more.  Door prizes will be given out throughout the course of the weekend, as your family partakes in this Texas-sized, train spectacular.

Admission to attend the Big Texas Train Show event is only $9.00 for adults, and children ages 16 and younger will be admitted for free.  Tickets can be purchased at the Convention Center’s box office, the day of the event.

This weekend, don’t miss out on the opportunity to revel in the Big Texas Train Show. The exhibition upholds the longstanding Texas tradition of tendering all things “big”, delivering an amazing train show and fun family event!
